Need Plans?
We don't have plans but would like to renovate. Where do we start?
An RHQ Concept Report provides our Clients with a Concept Plan and Concept Estimate. The Concept Plan illustrates the existing and proposed floor plan, and the Cost Estimate provides a detailed report of components and costs to bring this concept to life. Further to this, a detailed Progress Payment Schedule accompanies this for your financial institution. This provides a fully considered proposal for your financial institution to evaluate the proposal of this capital investment. Banks love pictures and numbers!
RHQ will manage all of the preliminary stage including drafting, engineering, local authority approvals, soil tests and certification so you can continue with your busy life.
What is the Cost of an RHQ Concept Report?
The fees vary depending of the extent of the proposed works determines the fee applicable. As a starting point, the fee generally starts from $750 including GST. This amount is deducted from the contract when a Master Builders contract is signed.
Need a Quote?
I need to know the facts to get an accurate price for my renovation.
At Renovations HQ, we understand you need to know the facts when embarking on a major investment for your Home. Getting an accurate costing for your project is vital to ensure the project fits with your budget and all work in the specified plans has been allowed for.
How do you calculate an accurate price?
We have identified a need for potential renovators to have a tool which they can use as a benchmark when collating quotations to undertake the proposed works.
An “RHQ Building Cost Report” is prepared based on the plans supplied including engineering and specifications. This Building Cost Report is a:
- Fully detailed document bound and presented.
- Includes details of quantities and costs for each component of the build.
- Materials and labor are itemised and easily referred to throughout the document.
We also provide detailed quotes for Prime Cost Items from our suppliers with whom we have exclusive trading agreements, sure to save you time and money. These include: Plumbing and electrical fixtures, tiles, floor coverings.
Why do quotes vary so much from builder to builder?
- Square metre rates being applied to a Renovation- these do not reflect the true nature of the proposal and are an inaccurate way to price a renovation;
- Standards of finishes and inclusions are not equal .e.g. including a $50 tap compared to a $250 tap with 10 year warranty.
- Some builders leave components out of the quote and will charge those extras at the end of the build to the shock of the project owner. This is when you hear people say that their build “blew out”.
What is the cost of Preparing the Building Cost Report?
| Approximate Project Cost | Fee |
|---|---|
| $15 000 - $50 000 | $450+GST |
| $50 000 - $150 000 | $550+GST |
| $150 000 - $350 000 | $650+GST |
| $350 000 - $600 000 | $750+GST |
| $600 000 and above | Price on application |
*Rates include a 1 hour consultation to discuss the Report and one revision of the Building Cost Report. Remember that the fees are decucted from the quotation when a Master Builders Contract is signed off.
Why do you charge for a quote?
- The detail included in the preparation and presentation of the Building Cost Report requires considerable time and administration cost.
- Administration to manage incoming quotes including calls, email correspondence and documentation.
- Meeting time and correspondence with the client.
- With this financial commitment, you can be assured to have the Report in your hand within 5 working days.
But I can get a free quote from another Builder?
Yes you can, but ours include detailed sub totals and categories clearly defined and transparent. It is as we call it- a report, not a scope of works with a single number. This is the document with which you can compare all quotes received.
Is the Building Cost Report fee deducted from the Contract Price?
Yes. The full amount is deducted from the contract price when you sign a QLD Master Builders contract with Renovations HQ.
I had no idea what the project would cost?
It is not uncommon for some clients to be surprised at the cost of their renovation. A few reasons for this include:
- An uneducated guess at the cost of the project;
- Being given a flippant figure by a builder without proper consideration of the detail and required level of finishes.
- Designers providing plans which have exceeded the budget of clients;
- Excessive remodeling of the existing floor plan which results in major engineering, earthworks and retaining.
- Television shows informing viewers of an ability to complete projects at an unrealistic price.
